Soft wash only
Roof cleaning in Dallas, TX
Removing the black streaking from asphalt shingle, tile and metal roofing at low pressure, then flushing what comes down out of the gutters. The tree canopy through Lakewood and around White Rock keeps north slopes damp, and those are the slopes where the black streaking always starts.

What roof cleaning in Dallas covers
Those black streaks running down a roof are Gloeocapsa magma, an algae that feeds on the limestone filler in modern shingles. It starts on the slope that gets least sun and works its way down. It is not dirt, it does not wash off with rain, and it spreads.
Asphalt shingle
The streaking comes off without touching the granules, because nothing on the roof is under pressure at any point.

Concrete and clay tile
Tile is cleaned and walked in the way tile has to be walked. Broken tile from careless footing costs more than the wash did.
Concrete tile · Clay tile
Metal roofing and patio covers
Standing seam, metal patio covers and porch roofs, cleaned without scouring the finish.

Gutters flushed afterwards
Whatever comes off the roof ends up in the trough. Leaving it there is how a clean roof turns into a blocked downspout a month later.

Plants and landscaping protected
Beds and grass at the drip line are wet down before and rinsed after, every time.

Method
A safer, better clean in three steps
No pressure goes on the roof. A cleaning solution is applied at low volume, given time to work, and rinsed. That is not a preference. The asphalt shingle industry specifies low-pressure cleaning, and pressure washing a shingle roof strips the granules the shingle depends on and can void the warranty. Plants and grass at the drip line are wet down before and after, and the gutters get flushed once the roof is done.

Common questions
Roof cleaning in Dallas, answered

Do you cover Dallas?
Yes. Dallas is one of the eleven Dallas-Fort Worth cities Gem Pro covers, and we work throughout Dallas County. That includes Lakewood, Lake Highlands, Preston Hollow, Oak Cliff and the Bishop Arts District.
We are in Irving, Coppell, Arlington and Grapevine regularly too, so a Dallas job rarely waits. Call (214) 471-6720 or send the details and you get a price back the same business day.
Will roof cleaning damage my shingles?
Not the way we do it. Damage comes from pressure, which strips the mineral granules off the shingle surface and shortens the life of the roof. We use no pressure on a roof at all. The solution does the work and the rinse is gentle.
If someone quotes you a pressure wash for a shingle roof, that is the answer to walk away from.
Will the black streaks come back?
Eventually, yes, because the conditions that caused them are still there: shade, humidity and a north-facing slope. How fast depends on how much tree cover you have. Under heavy canopy expect it sooner than on an open lot.
Is it safe for the plants under the roof line?
Yes, with the preparation. Beds and grass around the drip line get wet down before we start and rinsed again after, which dilutes anything that reaches them. This is standard on every roof we do, not an extra.
Do you have to walk on my roof?
As little as possible, and on tile as close to never as the layout allows. Most of the work is done from ladders and from the ground with the right reach. Where we do have to be on the roof, that is part of what we talk through on the walkthrough first.
What does roof cleaning cost in Dallas?
There is no honest flat rate, because no two properties are the same size, the same age or in the same condition. What we can promise is how the number is arrived at: we walk the property, we put the price in writing, and that is the price you pay.
Estimates are free and there is no charge for the walkthrough. If we spot something else worth attention we will tell you, and the decision stays yours.

Roof cleaning across the metroplex
Dallas holds two problems at once: older brick and stucco near the highways carries decades of traffic film, and every north-facing wall in the city eventually streaks with algae. Irrigation on Blackland clay adds a third, throwing a red-brown mud line along the bottom courses that a garden hose will not shift.
