What parking lot cleaning covers
Parking is the first and last thing anyone experiences on a property, and it is the part that gets maintained least. Every bay collects oil, ramps build up rubber until they go slick in the wet, and a structure stairwell is where the smell lives. In a deck none of it ever gets rained on, so nothing self-cleans.
Bay oil and drive aisles
Pre-treated, then cleaned in even passes. Old oil lightens rather than disappearing, and we say so first.
Bays · Drive aisles · Oil spots
Ramps and entry lanes
Where rubber builds up and a wet day turns it slick. The part of a deck with a real safety argument.
Ramps · Entry lanes · Exit lanes
Stairwells and elevator lobbies
Solution and dwell time rather than force, because this is where the smell is and pressure alone will not touch it.
Stairwells · Lobbies · Landings
Pedestrian routes and crossings
The marked routes people actually walk, cleaned so the striping reads again.
Crossings · Walkways · Islands
Columns, curbs and wheel stops
The details that make a clean deck look finished instead of half done.

Method
A safer, better clean in three steps
Cleaned in sections so the lot or deck never fully closes and you never lose all your spaces at once. Oil is pre-treated before the surface cleaner pass. Stairwells and lobbies are done separately because they need solution and dwell time rather than force.
- 01
The right cleaner for the surface
We match the solution to what we are cleaning, so dirt and algae release on their own. No blasting away at full power.
- 02
Low pressure, carefully applied
Safe for paint, siding, brick, stone, stucco, windows, signage and landscaping, on homes and commercial buildings alike.
- 03
A full rinse, then your approval
We rinse everything down and walk the property with you. We pack up when you are satisfied, not before.

Common questions
Parking Lot Cleaning, answered

Do we have to close the whole lot?
No. The lot or deck is done in sections, so you never lose all your spaces at once. We agree the sequence and the section sizes with you on the walkthrough and work to them.
Will the oil stains come out?
Fresh drips generally come out completely. Oil that has been soaking into the slab for years lightens a great deal but may not vanish, because it is inside the concrete rather than on it. You will know which one you have before you commit to anything.
Can you work overnight?
Yes, and for a busy lot that is usually the right answer. Tell us your hours on the walkthrough and the schedule is built around them rather than across them.
How often should a deck be cleaned?
A structure never gets rained on, so nothing self-cleans and annual is a sensible floor. Ramps and stairwells often want it more frequently than the bays do, and they can be done on their own cycle.
