What driveway cleaning covers

Concrete is porous, so North Texas puts three different things into it. Blackland clay works a red-brown into the surface every time it rains, sprinkler heads and iron-rich water leave rust rings, and oil and transmission drips soak in and spread. Add algae in the permanently shaded strip beside the garage and tannin from whatever tree is overhead, and a drive can look twenty years older than it is.

Method

A safer, better clean in three steps

A flat surface cleaner is a spinning bar under a shroud: it covers the slab in even passes, so there are no zebra stripes left behind by someone waving a wand. Oil and rust get treated separately before that, because pressure alone does not lift either. Run-off is directed away from beds and lawn.

Will the oil stains come out?

Fresh drips usually come out completely. Oil that has been soaking into the concrete for years will lighten significantly but may not disappear, because it is inside the slab rather than on it. We will tell you which one you have when we walk the drive, before you have committed to anything.

Can you take the rust off?

Yes. Sprinkler rust and iron staining are treated with a dedicated product rather than pressure, because pressure just polishes them. It is worth adjusting the sprinkler head afterwards, or it comes straight back.

Will pressure washing damage the concrete?

Not at the pressure and technique we use. Damage happens when someone holds a narrow tip too close and etches lines into the surface. A flat surface cleaner spreads the work across a spinning bar, which is why the finish comes out even instead of striped.

How long will it stay clean?

A year or so before the difference is noticeable, less under a tree or where a sprinkler hits it. If the drive is the thing that bothers you most, it is the surface that benefits most from being on a schedule.
