One visit, scoped to what will actually be seen. We walk the property with you, agree what is in and what is not, and put the price in writing. Then it is booked far enough ahead of your date that weather has somewhere to move, because a wash the morning of is a wash that can be rained off.

How far ahead should I book?
A couple of weeks is comfortable, and more than that in spring when the calendar fills. The point of booking early is having room to move if the weather turns, rather than losing the date.
Can you do it before a listing goes live?
That is one of the most common reasons people book one. Tell us when the photographer is coming and we work back from that, so the drive and the elevation are dry and clean in the pictures.
What if it rains on the day?
That is why the booking sits ahead of your date rather than on it. If a visit has to move we tell you as early as we can and reschedule inside the window rather than after it.
Do I have to take the whole property?
No. A refresh is scoped to what will actually be seen, and we will tell you when a surface is not worth including. It is quoted after a walkthrough, so the price is for that scope rather than a package.
