Soft washing

House Washing and Soft Washing

A low pressure wash that lifts dirt, algae and oxidation off the whole exterior without stripping the finish. Across the Dallas-Fort Worth metroplex, from Dallas and Fort Worth out to Southlake, Flower Mound and Northlake.

What house washing covers

The black streaking on a North Texas wall is algae, and it takes hold wherever a surface stays damp, which in practice means the north side of almost every house. Add spring pollen, mud splash off the clay along the bottom courses, spider webbing in the corners and dirt-dauber tubes under the eaves, and the whole elevation reads several shades darker than the paint or brick actually is.

Brick, stone and mortar

Algae, traffic film and the mud line along the bottom courses, without driving water into the mortar joints.

Brick · Stone · Cast stone

Stucco, siding and painted trim

The surfaces that get damaged by too much pressure. Solution first, low pressure second, and a rinse that does not leave lap marks.

Stucco · Hardie and vinyl siding · Painted wood

Soffits, eaves and fascia

Where the webbing, the nests and the dauber tubes actually live, and the part a hose from the ground never reaches.

Soffits · Eaves · Fascia

Entries, porches and columns

The part of the house every visitor stands in front of, cleaned to the same standard as the walls.

Front entry · Porch ceilings · Columns

The gutters from the outside

The vertical striping down the face of the gutter is oxidised aluminium plus roof run-off, and it comes off with a dedicated cleaner rather than pressure.

Method

A safer, better clean in three steps

Soft washing means the cleaning solution does the work and the pressure does almost none. Plants get wet down before and rinsed after, the solution is matched to the surface, and the rinse runs top down so nothing is left streaked. Nothing is scoured, and nothing is blasted.

  1. 01

The right cleaner for the surface

We match the solution to what we are cleaning, so dirt and algae release on their own. No blasting away at full power.

  2. 02

    Low pressure, carefully applied

Safe for paint, siding, brick, stone, stucco, windows, signage and landscaping, on homes and commercial buildings alike.

  3. 03

A full rinse, then your approval

We rinse everything down and walk the property with you. We pack up when you are satisfied, not before.

Common questions

House Washing, answered

Will it damage my paint, plants or pets?

No. Soft washing is built around not doing that. The solution is matched to the surface, the pressure is low, plants are wet down before and rinsed afterwards, and we walk the property with you before anything starts so we both know what is being cleaned and what is being protected.

What is the difference between soft washing and pressure washing?

Pressure washing removes dirt with force. Soft washing removes it with a cleaning solution and then rinses at low pressure. Walls, roofs, stucco and painted surfaces need the second one. Force on those surfaces takes off more than the dirt.

Hard surfaces like driveways and concrete are the place for real pressure, which is why they are quoted as their own job.

How often does a house need washing?

Most homes here look right for a year to eighteen months. Under heavy tree cover, or on an elevation that never gets sun, it comes back sooner. If you would rather not think about it, the Elite Property Exterior Program puts the property on a schedule instead.

Do I need to be home?

Not for the wash itself, as long as we have access to water and to the gates. We do like to walk the property with you at the end, because that is the point at which you tell us if anything is not right and we put it right before we pack up.
